Walsh College
Walsh College, a small liberal arts school in Troy, Michigan had a cellular site on its property which was used by four telecom carriers. This unique situation gave Symphony an opportunity to showcase our efficiency and value-adding approach to the college with a telecom lease buyout.
After initially facing resistance from the college board to selling the income-generating cell site, the board underwent a revamp, and new members recognized the potential to cash out the cell site’s income stream, leading to a shift in the school’s overall stance. New board members became more focused on much-needed facility renovations, new department building construction and other long-overdue projects, requiring funds the school lacked.
Symphony Wireless was able to structure a telecom lease buyout worth over a million dollars, a significant amount reflecting the site’s strategic value which enabled the board to execute its capital projects. We demonstrated our operational efficiency throughout the process, closing the transaction within 14 days.
Fontana Speedway
A business owner in the Los Angeles area owned a local garage catering to the Fontana, California Speedway, which had a cell tower with two cellular carriers. These leases brought him a little over $3,000 a month in income which kept his business afloat during the pandemic, but in 2021 he began planning for his retirement.
Through his daughter, the owner connected with Symphony and learned more about the lucrative opportunities in the cellular tower market, but also about the increased risks, including complicated contract negotiations and mass decommissionings of cell towers driven by new technological advancements.
We worked with the owner and gave him an estimate of his tower’s worth that was significantly higher than a buyout offer he had received a few years prior. Two days later we agreed to a deal which, due to the escalator provisions on the lease, drove an even higher value to the agreement. Tax advantages of a 1031 Exchange allowed him to re-invest the funds into his retirement and his daughter additionally created an investment fund for her children’s future.
The Valley Community Church
For several years, The Valley Community Church in Sacramento, California, received significant revenue from the multiple cellular towers on its property, selling some of its towers, building new ones, and acquiring new carrier leases. In late March 2024, Symphony Wireless connected with the church about a particular decommissioned cellular site on its property that it was seeking to recommission in consultation with a telecom carrier.
We advised the church on the value of the tower and the carrier’s process when it came to approving any tower sales connected to their sites. After this discussion, a higher offer came in through a different group of cell tower lease buyers, but we explained to the church that the offer was on the high side and that it was likely the group would come back with a lower offer before the deal’s closing.
Our insights proved prescient as the situation unfolded exactly as predicted and the buyout offer was reduced. The church reconnected with Symphony, and we explained that this scenario occurred in many other transactions with this telecom carrier, and we pride ourselves on no re-trading and offering certainty of closing.
The church ultimately moved forward with Symphony as a buyout partner and the deal’s closing netted the church almost $500,000 which it used to complete a full kitchen renovation, organize several day trips for its youth group, and collect books for a children’s library.
